Simple. Practical. No technical nonsense.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">You don\u2019t have to be an expert<\/h2>\n\n\n\n<p>Let\u2019s get that out of the way.<\/p>\n\n\n\n<p>You don\u2019t need to understand exactly how electricity flows through every wire.<br>You\u2019re a realtor \u2014 not an electrician (thank goodness).<\/p>\n\n\n\n<p>But you should recognize the basics:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Is the panel safe?<\/li>\n\n\n\n<li>Are there enough circuits?<\/li>\n\n\n\n<li>Is there an RCD (residual current device \/ safety switch)?<\/li>\n\n\n\n<li>Is there space to add more circuits later?<\/li>\n<\/ul>\n\n\n\n<p>Because trust me\u2026 this is where things often go wrong.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Missing cover? That\u2019s a red flag<\/h2>\n\n\n\n<p>The very first thing to check:<\/p>\n\n\n\n<p>Is there a missing cover plate or an open space in the panel?<\/p>\n\n\n\n<p>If yes, chances are high this panel will fail a home inspection.<\/p>\n\n\n\n<p>Open components mean unsafe.<br>Unsafe usually means hassle.<br>And hassle usually means money.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Understanding the circuits<\/h2>\n\n\n\n<p>Inside the panel you\u2019ll usually see circuit breakers, sometimes old-style fuses, and if you\u2019re lucky a fairly modern breaker box.<\/p>\n\n\n\n<p>Each circuit powers part of the home, such as:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Washing machine<\/li>\n\n\n\n<li>Oven<\/li>\n\n\n\n<li>Lighting per floor<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Rule of thumb<\/h3>\n\n\n\n<p>Anything using more than about 2000 watts should really have its own circuit.<\/p>\n\n\n\n<p>And at least two lighting circuits in a house is recommended.<\/p>\n\n\n\n<p>So if you\u2019re looking at a home around 120 square meters with only four circuits\u2026<\/p>\n\n\n\n<p>That\u2019s probably not enough.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Is there room for expansion?<\/h2>\n\n\n\n<p>This is very important and often forgotten.<\/p>\n\n\n\n<p>Some older electrical panels are completely full.<\/p>\n\n\n\n<p>No space means no extra circuits can be added.<\/p>\n\n\n\n<p>Now imagine your buyer says:<\/p>\n\n\n\n<p>\u201cGreat house! We\u2019re installing a new kitchen.\u201d<\/p>\n\n\n\n<p>The electrician shows up, looks at the panel and says:<\/p>\n\n\n\n<p>\u201cNope. Not possible.\u201d<br>\u201cYou\u2019ll need a brand new electrical panel.\u201d<\/p>\n\n\n\n<p>Cost?<br>Easily around \u20ac1,000 or more.<\/p>\n\n\n\n<p>Spotting this early makes you look like a professional.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The RCD: the lifesaver<\/h2>\n\n\n\n<p>The RCD (residual current device) is crucial.<\/p>\n\n\n\n<p>It automatically shuts off power when it detects leakage current.<\/p>\n\n\n\n<p>For example, if someone drills into a live wire and electricity starts traveling through walls, tiles, or even people.<\/p>\n\n\n\n<p>Without an RCD, things can get dangerous very quickly.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Important guideline<\/h3>\n\n\n\n<p>One RCD should protect no more than four circuits.<br>More than four is not ideal and often no longer allowed.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Bonus: the RCBO (combo breaker)<\/h2>\n\n\n\n<p>Sometimes you\u2019ll see a combination device:<\/p>\n\n\n\n<p>An RCD and a breaker in one unit.<\/p>\n\n\n\n<p>This is called an RCBO.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Why it\u2019s great<\/h3>\n\n\n\n<p>If the oven causes a fault, only that circuit shuts off instead of half the house.<\/p>\n\n\n\n<p>They cost a bit more, but it\u2019s a very clean and safe solution.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Main switch and smart meter<\/h2>\n\n\n\n<p>The main switch turns all power off at once.<br>The smart meter tracks electricity usage.<\/p>\n\n\n\n<p>Below this you\u2019ll often see:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>A single-phase connection<\/li>\n\n\n\n<li>Or a three-phase connection<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Why three-phase is a big plus<\/h3>\n\n\n\n<p>It\u2019s perfect for electric cooking.<br>It provides more power capacity.<br>And there\u2019s less chance of overload.<\/p>\n\n\n\n<p>With single-phase systems you often get situations like:<\/p>\n\n\n\n<p>Kettle on.<br>Oven on.<br>Dryer on.<\/p>\n\n\n\n<p>And boom \u2014 power outage.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The most forgotten hero: the grounding rod<\/h2>\n\n\n\n<p>This one is extremely important.<\/p>\n\n\n\n<p>The grounding rod is a thick metal rod driven deep into the ground to safely discharge electricity.<\/p>\n\n\n\n<p>No grounding rod means an unsafe electrical system.<\/p>\n\n\n\n<p>And here\u2019s something many people don\u2019t know:<\/p>\n\n\n\n<p>The homeowner is responsible for the grounding rod, not the utility company.<\/p>\n\n\n\n<p>So during inspections you might suddenly hear:<\/p>\n\n\n\n<p>\u201cThere\u2019s no grounding rod installed.\u201d<\/p>\n\n\n\n<p>And yes\u2026 that usually means extra costs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Quick checklist for realtors<\/h2>\n\n\n\n<p>When opening an electrical panel, quickly check:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Are all covers in place?<\/li>\n\n\n\n<li>Are there enough circuits for the home size?<\/li>\n\n\n\n<li>Is there an RCD installed?<\/li>\n\n\n\n<li>Maximum four circuits per RCD?<\/li>\n\n\n\n<li>Is there space for expansion?<\/li>\n\n\n\n<li>Is proper grounding present?<\/li>\n\n\n\n<li>Is it single-phase or three-phase?<\/li>\n<\/ul>\n\n\n\n<p>If you know this, you\u2019re already ahead of most realtors.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Final thought<\/h2>\n\n\n\n<p>The electrical panel isn\u2019t sexy.<\/p>\n\n\n\n<p>But it can save your client thousands.<br>And it makes you look far more professional.<\/p>\n\n\n\n<p>All without an electrician\u2019s license.<\/p>\n\n\n\n<p>Win-win.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Ah yes\u2026 the electrical panel.
