Required Rental Points for Dutch Free Sector 2024
Starting July 1, 2024, the threshold for rental points in the free sector is increasing from approximately 143 points to 186 points. This means that you’ll need at least 187 rental points for a property to be considered part of the free sector, allowing you to set any rental price you choose, without restrictions from the rental commission.
Calculating Rental Points
You can calculate rental points for any property in the Netherlands using the Dutch Rental Commission’s website. Factors such as the property’s size, energy label, WOZ value, outdoor space, and available amenities all contribute to the total rental points.
Impact of Energy Labels Starting July 1, 2024
From July 1, 2024, properties with poor energy labels (E, F, and G) will receive minus points, while properties with good energy labels (B and above) will earn additional rental points. This will affect how rental points are calculated.
Using Pre-Energy Labels for Rental Calculations
You cannot use a pre-energy label for calculating rental points. European regulations require that the current energy label be used when a property is first rented out. If no energy label is available, rental points for the energy label will be based on the property’s year of construction.
