The WOZ Cap Effective July 1, 2024 explained

Starting July 1, 2024, a WOZ cap will apply to properties with up to 186 rental points. Under this rule, the WOZ value can account for no more than one-third of the rental points. For example, if you have a 20 m² property in Amsterdam with a WOZ value of €500,000, you shouldn’t count on that value contributing much. This is because only 33% of the WOZ value can be used to calculate rental points, and the small size of the property doesn’t generate enough points. Even if you have an A+++ energy label and have filled the small space with luxury features, it won’t be enough.
